Arkansas has cheap real estate and is on the rise. more and more people are moving there so you will be able to make a good investment there. You can buy lots in certain areas for as little as 100 bucks. It may not seem like a desirable place right now, but the earth is not getting any bigger, and our population is growing very fast. People will eventually have to live in these undesirable places.

I understand that in parts of the Midwest they are giving away land if you will build a house on it.
The cheapest land is probably in northern North Dakota.
There are 50 states and I'll tell you which ones aren't cheap overall. California, Florida, and pretty much New England are NOT cheap. Everything in between is cheap from Utah to Illinois. The best way to buy cheap properties (just to horde it all) is through tax auctions/government foreclosures. You can even buy some online.
